Avoid this place

We decided to stay here by their website photos. Should have read the NEGATIVE reviews. This place is run down. The bathhouse had rusted locks, burned out light and litter (used Covid mask) on the floor. The entire park lost water for 3 days due to old park plumbing. Narrow roads and obstacles galore. There was a floating bag of ?Dog Waste? in the pond next to our site. It stayed there for our 14 day stay. This place needs major help. Avoid this place or your RV life will be miserable.

Our Worst RV Experience Ever

We found this place online and didn't pay attention to the negative reviews, what a gigantic mistake. We stayed two weeks and paid cash, another mistake! This place is old and seriously neglected. For instance, both the restrooms and shower doors had rusted-open locks. The light in the shower was burned out. There was a bag labeled "Dog Waste" floating for our 14 day stay next to our site in what they call a lake, more like a toxic waste site! The washers and dryers were rusty and full of what looked like dog hair.

The roads were very narrow with tight turns, a real obstacle course. Big rig nightmare. During our stay the entire park lost water when a supply line in the park broke. We were without water for three days and then had to boil the water for a week. We used the bathrooms at a gas station 2 miles away and showered at a state park 20 miles away.

The owner, Peter, would not refund our money after the water loss so we were stuck. To add to the misery, the permanent resident across from our trailer had three very large dogs (think Pit Bull and Rottweiler) inside their trailer all day long while they were at work. Those dogs never stopped barking until the owners returned. This same resident had an outdoor construction project on going complete with electric saws and unsightly stacks of lumber.

yuck NEVER again

Dirty, Old , Beaten down. Bad management, SCARY residents, NO pool, Disgusting showers and bathrooms in a building that is falling apart.. BUGGY, LOUD with air boats going by all the time. Really bad place. The worst we have stayed at and we have stayed in over 50 RV Resorts. ( we traveled for 3 years in our 2007 Holiday Rambler Presidential Suite 5th Wheel) Management and owner are poor at best. THIS IS WHERE THE POOR WHITETRASH LIVE AND STAY. Drunks, Smokers and fat men walking around without their shirts.. I mean no disrespect if you like that sort of thing BUT it is not for me or my wife. There is nothing good to say about this place other then how good it feels to leave. Many nicer places to stay nearby with same or better rates and ALOT more to offer......Look at the photo s on the web site - You can tell not many nice RV S stay here and that it is an old park - that leads to many problems such as electric hook ups that do not work and sewer hook ups that actually back up. The park smells like sewage unless it is windy. Plus the river is brackish so everytime the tide is low it smells like a swamp and is full of BUGS!!!!! Mostly No seeums and palmetto bugs. It is also hard to get around in if you have a large RV as the braches are low and the roads are narrow. If you go to the management with any concerns they are not helpful and seem to be bothered . Last but not least this place is out of the way. At the end of a 5 mile road surrounded by falling apart mobil homes that are mostly Mexicans. IF you like Mexican music and barking dogs then all is ok. if you do not like that then prepare yourself...You will see on your drive in that this is the truth. There is a reason this campground has space in January and the other resorts nearby are full - that really says it all. we wasted our money and I just want to help others from the same mistake. Save yourself and your vacation DO NOT STAY HERE....Calling it a Resort is wrong. LAST RESORT IS MORE LIKE IT!!!

ICKY

ICK!!!! - Hillbillys and bugs! Not well kept, no ameneties , gross restrooms, crumbling pads. Noisey air boats Sewer smell. oudated 30 amp hookups. low lying tree branches and hard to get around in. Floods often and near mobil home neigborhood filled with spanish music, barking dogs and noise. Not near anything...at end of dead end road in the middle of nowhere. 12 miles to stores. Really not some place I could ever recommend. actually I would recommend staying elsewhere. Oh also very overpriced!!!!!!!!!! Some RV parks in Florida are great and some are not great this is one of the NOT great ones. DO NOT THROW AWAY YOUR TIME OR MONEY.

Clean, quiet park in Western FL

River Oaks is a nice, clean park. Our site was large, level and grassy with a good-sized concrete patio. The hookups were good and easily accessible with 50-amp power.

One of the things we liked most about the park was the people. Everyone was very nice and seemed to go out of their way to make us feel at home. We only stayed for a short time (and in the summer), but I can see that this would be a nice place for a winter/seasonal stay.
