We stayed here a few weeks ago and gave this place 3 stars. The owner is friendly and nice and really does take pride in his property. He is always around and packing the gravel on the roads. However, he needs to add more gravel to his sites and get it hard packed. Maybe it's not a problem for a lot of his clientele, but if you have a 40k pound rig you need to carefully consider what site you choose. We nearly got stuck in 2 different sites before picking a third one that had less grass and was a little more packed. It rained nonstop for the 3 days we were there this time, and it was a swamp! But honestly, I've yet to find a better alternative for our needs when visiting Greeneville.
Black Swan
The property is convenient to the interstate and not as noisy as you'd expect. There is a stocked pond and lots of ducks, geese and swans, even one black swan! The owner is a friendly guy and lives on site. His little dog follows him all around the grounds. The bath facilities are small-- 1 shower with one toilet each, and laundry seemed adequate, no store. But we don't use the shower facilities. Many reviews stated lack of toilet paper, but I assure you there was enough toilet paper to roll a neighborhood when I checked on it for the purpose of this review. Sites are gravel. Only a few sites have cable, so specify that if you need cable. Rates are cheap! That makes it a good place if you are passing thru and don't need frills, or visiting the area for a short time. However, he requests check or cash so plan accordingly. The other campground around the corner is at least $15 more per night. We've stayed at both and prefer this one because it seems laid out better and more convenient for our needs.
