Disappointing
Stayed here only one night passing thru Waco on my way to S. Texas. Could not get the cable tv to work at all, good thing I had satellite reception to fall back on. Wi-Fi did not work at all, good thing I had a data plan on the smartphone to fall back on. Gravel sites are ok, but standing water and water puddles are not. The office seemed very unorganized; I don't think they get many visitors but primarily are setup to handle their permanent residents.
On the plus side it was off the main highways so very very quiet at night. There are other choices in the area, I'd suggest checking those out before stopping here especially for an extended amount of time. I would not stay here again.

Have to agree with the other review on this site. We stayed for a couple of months and our stay got worse and worse until we finally moved. We have two small dogs and they would constantly hound me about dog poo, which I picked up every day. The one woman would come by every morning and seach around our trailer to see if she could find any. If other people's dogs went anywhere in the vicinity of our trailer she assumed it was from my dogs. It finally got to the point that I would keep the bag of dog poop that I scooped to prove to her that it was not my dogs. She would knock on the door at 6:30 am even on Sundays to check. She even tried to get me to spy on the neighboors so she could threaten to evict them if I could prove it was there dogs. But let people drive through at all hours of the night and they had no problems with that. The best part was trying to get our deposit back. It took almost 2 months and we still had to drive back over there and were told that they had been to busy to mail it to us!

Well where do I start! Poor poor poor poor! Poor services, poor location, poor facilities & poor cutomer service! We came here for a stay because of work commitments locally. Their advertisements & website are in no way reflective of the site. Because of the fact that there are alot of long term residents here it is not friendly. There are alot of residents with motorcycles that you hear from 4 in the morning to late at night. There is one nice staff memenber & the rest are not nice at all! Everything is a chore for them to do anything for you & if you complain about something they threaten you with eviction! We left very shortly after arrival. Would rather stay in a Walmart parking lot than here! You have been warned!
