Worked for me!

At first glance this park looks a little rough. Big potholes in the road, lots of perms and very closely placed sites. I stayed for a week and found the management anda
perms nice. There's a big park right next door that has a great walking or biking trail. I would gladly stay here again. Monthly rates are very cheap,

Great Park but Hidden Cost

We stayed here for a month in August. We completely enjoyed ourselves until checkout, when they told me we owed over $370 for electricity! It is very hot here in the summer so we did have both ac's going, but only 8 - 10 hours per day. Everything else is great here, but avoid it in the summer, unless you don't mind being cheated.

We Love This Park!

This is a great park. There is plenty of room between sites, and all have a pretty nice view of the Front Range. Our morning walks with the dogs was so nice and peaceful.

Lots of fishermen here, all kinds of fish. One lake has catch and release rules for the Bass.

There is a 2 week limit for campers here so other than the park hosts, there are no perms. Which we like.

Good for big rigs, lots of pull throughs. We only stayed one week, but will plan on two next year when we return.

OK, but.....

This is an OK park if you are just staying for a night or two. If you are a big rigger, the spaces can get very cramped. Some are bigger than others, but they allow tents, so you get a lot of people jammed in every nook and cranny.

We booked this place for 10 days and am sorry we didn't look around before staying longer. But we will drive around to find other parks that might fit our lifestyle better.

The location is great if you are seeing the Garden of the Gods, or want to check out Manitou Springs, which is a cute little town.

But for the price you pay, $40+, I expect to have a little more space to move around in. I probably booked a little late, but I am in a end spot with tent trailers very close behind me in my big rig.

The people at the desk are very nice and efficient. The store has gift stuff but not much food to buy other than candy. They have a BBQ stand where they serve very good food 3 or 4 days a week.

I will definitely NOT come back. That is if I find something better.

Great RV Park!

The only reason I don't give this park 5 stars is because it is pretty pricey. $50 per night is high but it is a great place. Very good for dogs and kids. Shopping and the mountains all close by.

Dump

Don't waste your time. Uncontrollable perms dominate this park, I think they are tweakers. They keep the perms nicely sparse but jam all of the daily and weekly people all in one row where everybody is right on top of each other.

There are quite a few parks in the area that are much nicer than this.

Great Park!

I just came for a 10 day stay and thoroughly enjoyed it. Everybody is very friendly from the staff to the perms whom there are plenty of. I was there in the late winter when baseball spring training is on, so the rates were a bit high. The dog yards were a bit small, but at least there was someplace to set them free for a sec.

The activities are boundless, with a large pool, Jacuzzi, shuffleboard, pool tables, exercise room and much much more!

I will definitely come back. No doubt summer rates will be very low.

Love It!

Don't get me wrong, this is not a fancy resort. But it is cute, clean and fits right in with the Route 66 feel to the area.

We've been full timers for 5 months and have stayed in 14 parks. We rate them and this is the 4th best out of 14.

It's right off I40, you can hear it a bit, and the trains that seem to be non-stop. But the air is clean, the rates are reasonable and the spaces are pretty wide if you stay in one of the back-ins.

A little less comfy for a one night over nighter, but those spaces are pull through's that you don't have to unhook your hitched vehicles.

Their internet is a bit weak, but Verizon 4G is very strong. We're staying for a week, may come back and stay longer.
