Pretty Landscape but not worth all the bad

Resident: 2012 fifth wheel (stayed here a few months)

Pros: Large, grassed spaces, well kept landscape, cable(ok reception), key pad to access bathrooms, maintenance guys are great(always working and waving)

Cons:
Trees: so large that they were hitting the top of our trailer (husband had to cut them)

Wifi: lowest available signal, cant access if trailer is not next to office, if you use to much internet the office will block your signal. Netflix is impossible to keep on because signal drops minimum 5 times during a movie

Restrooms: one big shower(water floods the floor and causes a mildew smell) mold on edges of wall, if the door doesn't close all the way and lock then anyone can use the restroom (transients)

Laundry: outdated washer and dryers, have to use a local laundry mat

Noise: Blackstone Rd.(busiest road in Fresno) Fri, Sat and Sun nights street racers, car wash in front of park runs 24 hours, to the left of park Bowling Alley, strip mall and DMV (parking lot is a local hang out on weekends)

Transients: Everywhere (they camp out along Blackstone and walk up and down streets at night)

Activities: there are no other amenities available beside the bathroom and laundry.

Slip Payment: due every Friday (will tape reminders to your door on Thursday and Friday) $180.00 per week for two people(each additional person is a separate charge monthly)

Sites: other tenants walk through your site to get to bathrooms and garbage, you are responsible for removal of any dog waste and garbage from your site or you will be issued a warning (many dogs potty on your lawn)

Dog Breeds: I understand this completely but when you state you have no dog restrictions then condemning a breed is unacceptable. Office says it does not allow Pitbulls yet the blonde older lady at the front has a pitbull that she claims is a lab :/. They keep their dogs in the office so when you enter they bark and growl at people.

Stores: Have to avoid transients and extremely busy road if your walking. Driving into the park from Herndon you have to make a u turn at the next major intersection and turn around.

Garbage: Garbage is picked up every other day (love this) between 6 am and 7 am (not so great)

Dump Site: marked clearly, anyone (non-campers and residents) can use for $10. The area around the site is always dirty (dried remnants of bathroom) the site is in the middle of the road and the continuous smell fills the park

Reception: The only friendly person in the office is a blonde hair(ponytail) man. He always welcomes you and has a great attitude. The other reception is very "we don't care, go somewhere else attitude" The office has also befriended "tattle-tellers" from the looks of it these residents have been here for a very long time. Its very unwelcoming and makes it uncomfortable

We would only stay again if it was for the night and we had to. Will never stay again for an extended stay. The busy road, noise, unsafe transients and unfriendly office staff make it hard to enjoy your stay.

Old place that won't take a vintage trailer!

Arrived to find out they only take trailers 2000 and newer. We have a restored vintage trailer so the gal at the desk who was not friendly turned us away. Meanwhile there were trashed 70's trailers through the park! The place didn't really even look like somewhere we wanted to be but the location worked, it was old and tired!

Nice Place

Stayed here in February when the Dog Show was in town! Very accommodating, easily parked a 45 footer in a large and wide spot! Dog friendly! Food and grocery delivery, as we don't have a dingy. Nice laundry facility, friendly people. However lots of seemingly ferrel cats.

Was ok, would of stayed somewhere else if available.

Surprisingly quiet park, hospitality could use some work, I felt the front desk has a "only park in town deal with it" attitude. Internet was very bad, cable was ok, little snowy. Park was clean and kept up. Bathroom/showers were dated. They seemed to use the leaf blowers every other day, few times woke up to their blower exhaust filling the rv.

It is ok :/

Well kept place, friendly staff but lots of road noise if you stay in the front of the park. Be sure to put valuables inside even locked down items will get stolen!
