Don't bother

This is mostly a live in park, while people seem nice and friendly, the manager is very questionable. There is no rhyme or reason for her actions, and she will block and keep anyone out but her friends. I tried to purchase an RV to move out of the park and she even manipulated the owners to refuse a cash sale, not once, but twice. You do not have a clue how anything will be handled, and once it is, it change in a heartbeat. Park is not regulated, regarding space rents. Be very, very careful in dealing with this manager.

Context Please

Yes they do have an age of trailer rule. I actually think it is helpful. First, the neighborhood would be considered transitional. It's not bad and it's not great. Second, the park is super small and if you move in with a trailer inside the 15 year rule you are grandfathered in. This seems to have promoted a community of long term residents mixed with new and very few transient. It's more residential than tourist. Third, it is important to note that a majority of RV parks in Ventura County have the same rule. Unfair to single this one out. A large portion of this county is surrounded by ocean and state/national parks. There is a problem with vagrant behaviors associated with people living in their trailer without any regulation for environmental protection and safety of others.

I like the people I have met there and look forward to living there for a long while. There is a Vons around the corner. There is a trail very close to walk down to the beach. It's an arts district and is close to my studio. I can walk to downtown and enjoy the thrift shops and restaurants. It's not for everyone of course, but there are other options out there.

15 year or newer rule applies to this park

If you have a mobile home that is 15 years old or older they will discriminate against this and you will not be able to stay.
