Riverside RV Camp and Storage

Read before you lease - I'd give it a zero star or a -5 stars if I could

It looks nice on the first impression but 1) meet the owner, he is way upside down on customer service; 2) meet his son, ditto; 3) have fun on the weekends listening to them yell and argue at each other - loudly; 4) get your waste tanks 'dumped' - the black is pumped by a very leaky, very old, on the edge of never running again truck (more arguing is included in this one) - and the gray water is just dumped out on the ground (stay away at this point because the smell is terrible). 5) make sure you befriend the the owner and his son - this will ensure that you can get away with breaking the rules - otherwise, be prepared to be talked down to - like far down to about how stupid you are. However, if you are a friend - you get to build permanent storage sheds on the property (illegal due it being a flood plain); 6) read the regulations carefully - once you've got them memorized (after reading them over and over again - trust me, if not they'll be embedded in your brain by the owner) to continue, once you get them memorized they will change on a daily basis. 7) the WiFi consists of a single router at the bath house/owner son's house - which reaches about a far as the road just outside the bath house; 8) the water is well water - a good percentage of the time is not treated correctly. Be sure to ask camping folks there now how much they enjoy drinking the water; 9) April 15 - Oct 15 are very, very soft start and end dates - most likely you'll get to start camping a week or two after April 15 and will have to close up your camp a couple of weeks before Oct 15; 10) it floods, it floods a ton - and when it does, you're responsible for cleaning up your camp area - that is if you can get in there. The owner usually will not allow anyone in for a few weeks after the flood; 11) don't improve your camp space in any way (building a deck, nice fire pit, etc.) because if you do (read the lease) it automatically become the property of the owner, you don't get to take it with you when you leave; 12) do not let the owner, or his son, mow the grass by your camper. There is a great chance that you camper will mysteriously have damage, your car will have dents from rocks, or decorations you have around you camp are damaged. Ask about what happened to the glass front door on their own office - as well as other camper's cars and rv's.

This is some of the obvious things - there are a lot more - the place looks nice, the people/friends camping there are great, but if you're looking for a nice relaxing place to spend on the weekends - this is not the place.

This place sucks - I had a camp site for several years (regrettably) - there are a lot of other places, most likely cheaper, that appreciate business and have WAY better amenities by far. State parks beat this place - by far.
