Love your neighbor

August 5 we stayed at this park, we are very happy with KOA's normally, but I'll stay here was less than we expected. We have an outside kitchen on the side where our doors are like a lot of other RVs.We are in spot 67 and our neighbors sewer hook up is in my kitchen 1 foot from under one of my slides. Luckily my current neighbor is only staying one night like we are in did not decide to hook up his sewer lines. I have a feeling that if you were in spot 61 through 71 you would have the same problem. I'm not going to take the time to walk around the park and find which other sites or so close together. Another big reason we decided to stay at this park was the pool and the pool is out of order right now. So with the pool out of commission I could've stayed at any park and had a better spot. This park has excellent reviews and has one plenty awards, but I do not understand how that happened.

Great!

This review is written after our first day as a long-termer at this park. This is also our first time staying at a KOA. With the part itself. It has a pool and a playground walking areas dog park and being in a high tornado alley area it has a storm shelter. The sites for the long term area have interesting hook up areasthat have their own dim light to help you at night. Everyone in the park is friendly they have propane available that they said they would pick up and deliver at my spot. And also mailboxes available for long termers. The park is clean And the visitors center is clean. All the spots are paved and the driveways are mostly asphalt, however the asphalt is bumpey? Is that a word? It is not bad just something to note.

Sewer problems

We were in spot 121 and are having sewer problems probably like the guy before us. We left our great tanks open to drain into the parks sewer lines, and found that they have backed up.when we pulled up there was noticeable smells and "stuff" around the sewer area and hook ups. Also talking to my neighbor who is been here longer he had said that this line had sewer problems.I cannot speak for the rest of the park just the problems that we had.

First RV park we ever stayed at.

We stayed here for a week in this park has lots of amenities. Two indoor pools to hot tub's one indoor one out doorand an outdoor pool. Has an excellent park with lots of interesting things like jumping bubbles and trampolines and other thing that you would expect to find in a park. Had a game room and a community center at least one maybe more the cabins we didn't stay in but looked really nice. They had a dog park as well and it was very pet friendly lots of other owners were bringing their pets to the dog park. When we did pull up there was goats in the park from across the street but animal control was on site to corral them back to where they belong. The weather was cold and rainy so we didn't really get to experience some of the park but we did enjoy the pool. Also in the pool area there is a sauna. We stayed one week and it cost us $291 and we used a good Sam discount. The only real issues we had with the park is my wife was told checkout was at 4 o'clock and check out was a 12 being that this is the first part we never stayed at we did not know any difference. And for the extra two hours that we stayedafter 12 we paid four dollars an hour for. If we would've checked out 20 minutes later we would've had to pay for the entire day. It is off the highway enough that you do not hear any highway noise depending on where in the park you stay. However I would say that at night there is a train that is probably not too too far that you can hear.

Everything the other reviews say

We spent one night at the park and it is everything that the other reviews say small quaint nice parking enough off the highway no noise, And very pet friendly. Are one complaint is that there were lots of cats. Okay lots of cats might be stressing the word lots. However my wife is allergic to cats and there was one particular that was very interested in paying us a visit when we first got him. He was friendly and not aggressive but since my wife is allergic it was a dealbreaker for us to be coming back. One of the neighbors came and said hi to us as soon as we moved in and didn't tell us that watch the cat he will try to jump up inside your RV or any store which is left open. Just that did not sit very well with my wife and I can understand it she did have problemswith her allergies that night and a little bit the next day. However of being allergic to cats you were not this would be a good RV park to stay at. We pay $30 and got a discount for being military. I can't speak for the restaurants in the area but there is a gas station right across the street from the pullout that does have diesel and big enough for a beginner like me to pull through.

Had to earn our stay

We are new to RVing and my wife signed up to get a free night at one of their locations. This one wasn't too far from the highway however the small town that it went through was kind of hard to drive through in the middle of the night. We were scheduled to have a pull through but somebody earlier took our pool through. So that left me backing up our brand-new fifth wheel at night in the woods. The only thing I can say is that the community came out to help another guy that was not new to fifth wheels was there to help me back up and the attendant did help us get to our spot. In the morning the park was nice dirt gravel roads lots of large trees lakes and other things I would imagine you were looking for in a park. The one contingent we had to do was listen to a 90 minute presentation both me and my wife had to be present. The sales man told us he was not a sales man I obviously was and it was a high-pressure sales meeting to talk about you joining there "club" The initial entry fee was anywhere between $20,000 and $30,000 with an annual fee between five and $700. After the 90 minutes me and my wife still did not get a price for the entry fee and we told him we had to go the salesman got a little angry with us but reluctantly signed us out for one free night. If we would've not done the presentation it would've cost us $60 to stay there for the night. Some of the amenities that they showed us seemed pretty rundown however the area was really nice they had a fishing pond ducks and walking paths. They were way off the highway you didn't hear any highway noise very quiet. The pool that they bragged about was run down there guesthouse was run down and painted weird colors their game room did have a nice pool tablebut otherwise was kind of liking their gym was rather pathetic and gloomy looking and they had a park for kids to play on. However even though we didn't pay anything for the night and left me and my wife with a bad feeling all day long. they wanted you to pay for all of your camping upfront for the next couple years and I had a presentation to tell you exactly how good it is they only had five parks available for these free nights of camping. For you to be able to get your money back you would have to do a lot of camping at their parks. When we left we did get some more free nights at There Park which we will take advantage of provided we do not have to go through a 90 minute presentation.

Meet Gale

We only did one night at this RV park. They have lots of pull through's and the park is all paved. The grass is manicured and the Wi-Fi was excellent. It is a small park ran by Mr. Dee's daughter Gail. She lives on the property and even when we got in late she was there to lead us to our spot. She was a pleasure to talk to and was very helpful on any information in the area. This park on the map is actually not in thecorrect space it shows that it is way inside to town. It is actually right there on the highway and it's super convenient to hop off and hit it. She does only take cash or credit cards. And when we told her we were coming back in town in about four days shetold us that she would have a spot waiting for us just move the cone. Other than the Wi-Fi being excellent there's not that many other amenities. Although we did see a laundry facility at the back of the park.I would definitely recommend this park for pastors through stopping for the night. Also there is a Walmart down the road and one gas station and offers diesel not very far from her. She only takes cash or check. She does not credit cards.

Ok

One of the problems we had one staying at this park was that the water pressure was really low. On my regulator we were seeing anywhere from 10 to 30 PSI which for us having a on-demand water heater was not enough sometimes to allow the heater to heat the water. So we had to fill our tanks and then kick on The water pump to get hot water for a shower. I also talk to my neighbor and he said that the other side of the park had higher water pressure almost to high. The park was very full and I also saw workers working on problem areas. It was easy to drive into and had arrows on the ground told you where to drive had a lot of pull through. I'm glad we're not staying here long term. also I brought my 20 pound tank to get filled any cost me $20. This is the first time I've ever filled up Propane, however the last time I checked it was only half the amount it was to exchange a bottle. Around $12 so I thought this was pretty high but I really don't have a basis on what it should cost. The website is not very helpful and the rules on the website are very confusing. However I have a bunkhouse and was able to get in no problem and on the rules on the website said no bunkhouse is were allowed. Once getting here at the management seemed very attentive to needs and would also talk toThe full timers that are staying here about local matters. we paid about 120 for four nights which is about $30 for each night.
