Wonderful Park

The park and owners are some of the nicest people you?ll ever meet. We stay here once or twice a year and just enjoy the place. Immaculate park and amenities. Don?t be scared when driving in, you?ll go past a mobile home park into a gated park.

Find somewhere else

Hope Valley Resort was the worst experience we've ever encountered. They'll nickel and dime you to death starting with a background check, $35 for each person, supposedly to keep out the rift raft. Plus they want income verification, your Social Security Number, and proof of insurance. All in the name of security. It doesn't work! There's still tweekers in the park. They want you to have a RV newer than 2000 but there's still some really old ones in the park.

Their rules to keep your area clean is a joke. They only enforce rules that pleases them at the moment.

The park is divided into two sections. Section A has potential but it's usually full. Section B, or ghetto as we've come to know it by, is packed in like sardines. Not sure the last time it's been graded but if you have a Motorhome over 30 feet you'll have wheels off the ground to be level. The sites average width is under 25 feet. If you have slides on both sides you have to park so one side is over the utilities. If your neighbors have slides it's almost impossible to put out your awnings without hitting your neighbors RV. I've talked to several people and have not found one who's happy.

In the B section the dumpsters are less the adequate to handle the number of RV'ers. They claim to have many amenities but the only one that was available was the outdoor pool. They've done a lot of improvements but, it's just to sell you little cabins for $79,000. The new "Club House" which is supposed to have a workout area isn't available. Why you may ask, it's for the sales person. The whole area isn't available for paying customers. Nice equipment inside but the sales "person" has the whole thing. Don't attempt to wash your laundry there either. Half the equipments broke and if you smell the insides you'll understand why 90% of the occupants go into town.

We normally travel the NW through the the summer but this year family issues put us in a bind. This was the only place that had openings so we were stuck for about 50 days. When we initially check them out we were assured that we could have a spot in A section. When we arrived two weeks later they said none were available. We were told that as soon as one became available we'd be notified. Funny thing, several did become available and no one ever notified us. Your monthly rate is near the $400 rate plus you have to pay for your utilities and cable. They charge you $2 to read your meter. They charge you to turn on you cable which is provided by Jet. I was charged for turning on my cable even though it was already on. Jet will cost you more than it's worth too. Don't expect any maintenance to be done in B section. Not once in 50 days did they trim any weeds. According to many residents nothing ever done in that area but they've raised the rent twice within the last year. Supposedly to pave that area. Don't expect normal courtesy allowing you to leave the day after you month ends. They want you out before they arrive or they'll charge you for that day. Of course you pay for you first day no matter what time you arrive. That's normal and fair but it's ridiculous to not have common sense on a departure time. They said it's the rules but I couldn't find it in their guidelines.

If you Google the park you'll find it was originally built for recovering alcoholics. They've made the front section nice looking, which I assume is to sucker in buyers for the cabins, but half the trees are dying because the on site manager seems to think he's above everyone. I've asked to meet him from day one but he never even attempted to meet with me. Probably a good idea since everyone that I talked to that met with him describe him as a 29 year better than you type person. He'll stand back from you and talks down his nose to individuals. Good thing he ignored me since that's unacceptable behavior from anyone who derives a paycheck from me. Two stories that I heard directly from the sources. Last year an elderly woman fell during the winter, called for hours for help, only to be ignored and eventually froze to death. The other is their famous pond. A dog owner brought his beloved pet to romp around the water. The dog drank from the pond only to die hours later. Black mold was the primary reason according to the vet. The last fish caught in the pond had only one eye. If you venture down to it be forewarned there's many water rats in it. Two I saw were larger than beavers.

Their supposed security gates didn't work for the first 20 days. Plus if you open them several cars can pass before they'll close.

They tout the basketball court and open fields. All located where the staff lives. They brag about their stream which is the divide between A and B section. It's nasty! We like to walk and the acclaimed trail is one you'll only use once and never again. If you just paid over $70,000 for a small cabin, your they lucky winner of having that trail go through your property. Not good for any privacy. There's many better ways to spend that kind of money as well as nicer surroundings. Don't believe their hype about weeding out those in B section. That section supports them.

The only good thing about this place is the two young ladies that work the gate. They were outstanding and the only nice thing about Hope Valley. Unless your really in a bind find somewhere else. There's other parks within 20 miles that offers your 10 times what you'll get here. Dry camping in a parking lot is better. I recommend they change their name form "Hope Valley" to "Hopeless Valley"
