Not bad at all!

Came expecting the worse coz of some reviews. Immediately asked manager about the theft issue. They said they did have a problem but it had been resolved in the last couple of weeks and the sheriff arrested the responsible parties and now patrol the area. The sites are only about 30? long but they assign you two sites (no extra charge) and you park diagonal across them. We are a 36? Class A towing and small car (Versa) and just fit. Place is clean and neat. WiFi so-so. Managers friendly and helpful. Nice concrete pads with shrubbery separating sites. Some reported noise. Even though it?s right off I-5 we had our windows open all nite and had no problem (and everything keeps me awake!). At 7 am the noise was detectable. Rate is Good Sam.

DON'T!!!

Bathrooms and showers are FILTHY!
Although they advertise internet access it is spotty and rare as the management say they pay for it and will disconnect the router from the modem for days at a time at their whim. No access to the net usually.
Cable TV is rarely available as the Cable sites are usually full.
NOT CHILDREN FRIENDLY! The management tells people not to pick up after their pets as they will mow the poopoo into the grass for fertilizer. BUT the lawns are seldom mown and the land mines in the grassy areas actually make the park filthy. Health threat for kids playing.
The huge canal that runs next to the property is called the Volta Wasteway. Part of the California canal system it carries waste and run off from the nearby dairy farms. The stench is great even when the wind carries the smell from the dairy feedlots away from the park.
Not a good place to spend ANY time.
